I just completed one of the most complicated real estate transactions with the help of Gary Lanham and his team at Coldwell Banker. The most important thing that I can say is that I am so thankful and relieved to have had them by my side through the entire sales process. Gary treated me like I was his only customer. Gary and his team worked tirelessly and professionally to help me sell my home in Wilton Manors. To provide context on the complexity of the sale, note that the 1965 home, with additions in 1980 and 1982, was in an irrevocable trust (established when my father died in 2011), had a reverse mortgage (Home Equity Conversion Mortgage program), had not been updated in over 35 years, and showed signs of age and neglect from a aesthetic perspective.
Not only closing on it was complicated; rather just getting it ready for market was a challenge. Gary and his team never wavered. From the moment I met Gary, I was impressed with how professional and knowledgeable he is. He possesses tremendous experience and clearly knows the Fort Lauderdale/Broward County/South Florida market.
Of the three real estate agents that I interviewed, Gary stood out way above the others through not only the above experience, but also his willingness to provide assistance to me before I had signed on with him. “Need an appraiser, Steve? how about X? Need a resource to assist with disposing of possessions, Steve? How about Y?” In the interim week and a half I needed to make my decision, Gary kept in touch just enough to show how committed he would be.
Throughout the process, Gary and his team were a tremendous asset. They coordinated an appraisal to assist with a pricing strategy, an engineering inspection to make sure there were no hidden issues with the house. After several offers had fallen through due to a cosmetic issue with the exterior of the house, they helped me find another inspector to confirm the structural integrity of the home and roof. Once we had a deal, we faced several challenges with the buyer, buyer’s settlement attorney, and the reverse mortgage company.
When I could have envisioned an agent withering at the issues, Gary was exactly the opposite. He remained, calm, resolute, and professional. He looked at the challenges as learning opportunities – a great perspective. He even gave me a few pep talks when I really needed them. All told, Gary Lanham Group will be my realtors for life. I couldn’t have imagine working with anyone else, and I would highly recommend Gary, Jed Rubin, Eileen Mulkey, and the rest of the GLG team. You won’t be sorry!
